What is an EPC and why do I need one?
An Energy Performance Certificate (EPC) rates how energy-efficient a property is on a scale from A (most efficient) to G (least efficient).
You’ll usually need a valid EPC if you’re selling or renting out a property, or arranging certain types of remortgage. It gives buyers, tenants and lenders a clear view of the property’s running costs and potential improvements.
How long does an EPC visit take?
For a typical house or flat, an EPC survey usually takes 30–60 minutes. Larger or more complex properties can take a little longer, but I’ll always give a realistic time estimate when booking.
How much does an EPC cost?
EPC prices depend on the size, type and location of the property. I keep pricing simple and transparent – once I know a few basic details (number of bedrooms, property type and postcode), I’ll confirm the fixed price upfront before you decide to book. There are no hidden extras.
How long is an EPC valid for?
An EPC is valid for 10 years from the date it’s issued.
If your property has had major energy improvements since your last EPC, it may be worth commissioning a new certificate sooner to reflect the better rating.

What do I need to do before the EPC visit?
Please make sure I can access all rooms, including loft access if available.
If you have any documentation (e.g. insulation certificates, boiler or window installation paperwork), having this to hand can help. Don’t worry if not – I can still complete the EPC; I just have to work to the official assessment conventions.
Do you offer advice on improving my EPC rating?
Yes. As part of every EPC, you’ll receive recommendations on how to improve your rating.
